Things to Do When Showing Your House to the Buyers

After you have thoroughly prepared your home for sale, the next most important step is to show your home to the potential buyers. You have been waiting for this moment for a long. You have researched the market, set the right price, thought through the marketing strategy, placed your home in the market. Now the result of your work is rewarded by the long-waited calls from the people who are interested in viewing your home. You have double-checked that everything is ready for the viewing: the house is clean, the unnecessary things are removed and any problems such as leaking tap are fixed. You are ready to go.

Showing is the time when you should use all your best marketing skills and use every bit of your house to play the game in your favour. You should not worry too much, as you are selling your own home which you know very well. So who else if not you can sell your home the best? It is great if you could get personal during the viewing, since it give a personal touch to the process and allows you to relax and be yourself. The buyers should see ‘THE’ home, rather than ‘A’ home from another advertisement. Make the buyer feel your home and its spirit. The best way to get personal is to refer to the furniture or subjects that bring special memories to you or are especially precious. It will also help you to socialise better and have an open conversation with the buyer. For example, show them the special decorations that your family made to the house frontier or flower pots made by your grandmother.

All sort of methods are good when it comes to selling your home. Try to persuade your family members to help you selling your home. Your relatives can be in great use when it comes to emergencies when you cannot, for instance, come to the viewing.

However, if some things you would like to be visible, others should be natural and invisible. Such things are lighting, air conditioner, fresh air, utmost sunlight where possible. The lighting and fresh air are very important, as hardly anybody would like to live in a dark badly smelling house. This type of houses will give you depression rather than happiness and comfort. The air should be fresh and unnoticeable. This is just an air and its function is to provide normal breathing to your and your visitors. Try to use the weather to your benefit. If it is sunny, then open the gallery, balcony of window and let the fresh air and light to fill the house. Some people are even inventing such tricks as baking cookies to trick the buyers. It is usually not a good idea to keep pets or smoke in the house before the viewing. Even if your pet is the cutest on earth, you don’t now who the viewers are, whether they have allergies on pets or just generally hate them. The same refers to smoking. So just remember- no pets, no cigarettes.

If you are employing the agent to show your house, make sure that you are not around during the viewing. It is very common that the viewers of the home can feel like intruding into your private space. They do not feel free to view around, touch things and generally act as buyers. The worst scenario they would like to rush out of your place without wanting to see it again.
