The Way of How to Proceed When Selling Your Home

Your home is a special place where you feel the most comfortable and safe. It is hard to imagine that your home, with which you associate so many memories, can be perceived as a 'property'. Needless to say, that selling the home of your own is always difficult especially from the psychological angle.

Your home is exactly what you like it to be and you know every corner of it inside out. Naturally, your perception of your home will differ from what many potential buyers would see. The buyers would judge your home from more technical perspective: is it comfortable, is it conventional, is it clean, is there enough of light, is there a baby room, etc.

However, selling home is not all pain and trouble, it can be fun too, even though quite exhausting fun. Initially, you would need to get your home ready for sale. This means to clean it, fix all the flaws like leakages, broken fences and generally make your home more marketable.

There are several options of how you can proceed with the sale of your home. The first one is to do all by yourself and the second one is to hire an agent, who will do all the work on your behalf. There are pros and cons of both ways. Whatever you decide to choose, you should always remember that this is your home and you can do with it whatever you like.

If you do not feel comfortable with selling the home on your own and believe that this is too much of a hassle, then the best idea is to approach the agent. The standard procedure to sell you home via agent is, firstly, to make an agreement on price and other terms and conditions. The responsibility of the agent is to arrange all the documentation and to facilitate the communication between you and the potential buyer. It is also the job of the agent to prepare your house for sale and arrange all the marketing materials.

When the buyer is found and the transaction is finalised, the agent will charge approximately 6% of the commission fee from the total sale price. Despite the fact that you loose some money on the commission, you gain from the viewpoint that your home is sold at the price you want, the documents are prepared professionally and accurate from the legal standpoint and many more.

On the other hand, if you decide to sell your home on your own, then you save on the fee paid to the agent, which you may consider to be too high. However, in this case, be ready that you would need to be your own best agent and do all the work alone. On the positive side, you know your own home inside out and know it’s best strong selling points. This is your advantage comparing to the agent.  Be prepared to do all negotiations yourself. There is plenty of information in the Internet on how to sell your home successfully. You can also do your research on home prices in your area and compare it. It would be beneficial if you know where the right price is, since too low is not very advisable and too high is not very good either.
