Mobile Home Selling is Similar to the Sale of a Regular Home

Selling a mobile home is very much similar to selling a regular house with only a few peculiarities that are only specific to the market of mobile homes. You would probably think that since the home is mobile, it should cost fairly less than the regular house and would be wrong. The market for the mobile homes has strongly developed over the last years and the prices have skyrocketed. It is not uncommon to see a mobile home being sold for staggering $2.7 mln. It is even more shocking when you realise that this price does not include the ownership of the land. In the purchase or sale of mobile homes, it is important to consider the full price, which would include the price for the mobile home itself, the fee for renting a land, the costs associated with the sale and transfer of title as well as the cost of preparation of all legal documentation. Due to the fact that you do not buy a land when buying a mobile home, it is very often quite problematic to get a mortgage. However, being a buyer, you know what you are paying for and what you are getting.

Selling a mobile home is roughly the same procedure as selling a normal house. There are some differences in the legal side of the matter which is slightly different from the regular sale. There are several taxes should be paid such as personal taxes and property taxes. More importantly, you should arrange the transfer of the title which defines the person who is paying a personal tax. If you forget to register the transfer of the title with the relevant authorities, you would be liable for payment the taxes. Moreover, if selling mobile homes is your line of business, then you should obtain a wholesale licence called mobile home retailer license.

From the marketing perspective selling a mobile home is very much the same as selling a regular home. Needless to say, that help of the realtor is always useful and makes your life much easier. It is important to make a catchy ad and be prepared for the viewing that would follow. Since the sale of a mobile home is slightly more complicated than the sale of a regular home, be prepared to answer many questions especially about the legal side of the matter. You agent can help you with this.

When you receive and offer, evaluate all the costs very carefully and include them in the total price of the offer. Don’t forget the cost of moving out from your previous home, which can create additional expenses.

Since the sale of a mobile home requires extra legal work, be prepared to pay an additional fee for extra work. Even if it may occur to you that the price is too high, it should not stop you. All people have different needs and different preferences, so there always will be a demand for the mobile homes. At the end of the day, you can always employ an agent to assist you this complicated process.
